Zagospodarowanie terenu i warunki zabudowy

Poniższy tekst dotyczy wniosku o wydanie warunków zabudowy dla obszaru przewidzianego pod zabudowę mieszkaniową. Tekst zawiera sporo interesującej terminologii. Zamieściłem go jednak głównie ze względu na możliwość poznania stylu pisania tego typu dokumentów. Residentially Zoned Lands

For a mixed use development consisting of 355 no. residential units, a local centre (c.1,258 sq. m. Total GFA) and a cr?che facility (c. 640 sq. m. Total GFA ). The residential element consists of houses, apartments and duplexes. The houses consists of 259 no. two storey houses of varying types: 115 no. 2 bed mid terrace houses; 75 no. 2 bed end of terrace houses and 69 no. 3 bed semi detached houses. three storey blocks. The 80 no. apartments consist of 18 no. 1 bed units and 62 no. 2 bed units; 60 no. apartments are located in 3 no. three and a half storey blocks and the remaining 20 no. apartments are located in the duplex blocks. The two storey local centre and separate two storey cr?che facility are located in the southern corner of the site, at X Road. The local centre comprises: - 6 no. retail units (c. 664 sq. m. Total GFA) on the ground floor and the 6 no. offices on the first floor (c. 594 sq. m. Total GFA).The creche is located to the east of the local centre and incorporates an outdoor play area of c. 295 sq. m. A total of 486 no. designated car parking spaces are provided at surface level (of which 30 no. spaces are provided for the local centre and 24 no. car parking spaces are provided for the creche facility) (additional separate car parking for the semi-detached units is provided within their curtilage). Vehicular access to serve the development is via 2 no. new entrance points on X Road (one opposite the main entrance to St. Mary's Orthopaedic Hospital and the second entrance is c. 225 metres to the west of this). This proposal also provides for the re-alignment of X Road within the site and includes hard and soft landscaping; bicycle parking; bin storage and site development works, all on a site of c. 11.9 ha. bounded generally by A Park and A Gardens to the east; X Road to the south and south west (the subject site is located opposite St. Mary's Orthopaedic Hospital and Mater Christi Secondary School), undeveloped residentially zoned lands to the west and north west and undeveloped industrially zoned lands to the north at X Road, Finglas, Dublin 11. The houses consist of 255 no. two storey houses of varying types. 99 no. 2 bed mid terrace houses; 75 no. 3 bed end of terrace houses; 12 no. 3 bed mid terrace houses, 65 no. 3 bed semi detached houses and 4 no. 4 bed semi detached houses. The duplexes comprise 16 no. 2 bed units in 6 no. three storey blocks. The 80 no. apartments consist of 18 no. 1 bed units and 62 no. 2 bed units; 60 no. apartments are located in 3 no. three and a half storey blocks and the remaining 20 no. apartments are located in the duplex blocks.
